The property is approximately 574.13 acres in eastern Stillwater. The property is located on Interstate 40 at Exit 166. At Choctaw Road, Interstate 40 sees 55,000 vehicles per day, and Choctaw Road sees 3,000 vehicles per day.

The property at E 6th Ave (Highway 51) and Fairgrounds Road is located just east of the Stillwater city limits, and five miles east of Oklahoma State University. The Payne County Fairgrounds are located just west of the property and are home to the Payne County Expo Center which host events throughout the year including the Fair.
